SEEKING NEW CLUBS & COMMITTEES

We need some volunteers for the Finance Committee so if you have a finance, accounting, management background or MBA, we need you!

We need some volunteers for the Architecture Committee. Its taking too long to get plans approved. If you have a landscape architecture degree, City experience working in the building dept., or the like, we need you!

We would also like to start a Greer Ranch Garden Club.

SNAKE ALERT
The rattle snakes are out in force this year. We're highly recommending you protect yourselves and your pets by installing an 18 inch wire mesh fence over your rod iron fence in your back yard. This can be purchased at Lowes or Home Depot.

TERMITES, CAN I HAVE THEM?
The answer sadly is yes. Each year termites do more damage than all natural disasters combined in the United States. They vary in species depending on what region you live in the Unites States and have different habits and are controlled by a multitude of methods and products.

The two basic types of termites in the Western United States and the ones you should be concerned about are dry wood and subterranean termites. These termites while they both attack the wood in your home do it in different ways and thus need to be treated differently. Both termites swarm, this is when the winged termites leave the colony to reproduce and establish a new colony.

Dry wood termites actually live inside your home making tunnels or galleries. They live completely in these galleries and can be treated in a variety of ways. Subterranean termites need food and water but live in the ground around your home and gain access through cracks, crevices and openings. They also make what is called "mud tubes "to travel above ground.

Your thinking but I just bought my home why do I need to be thinking about termites? This is exactly when you should because you can put a stop to a lot of the things they need to facilitate a colony. The wood on your home is new and painted which helps keep the wood sealed and helps protect it from termites so be aware for the following situations that may cause your wood to weaken, rot and become a perfect termite environment.

First, keep the wood in your home protected by checking if it is touching the ground. Earth to wood contact will cause wood to stay wet leading to rot and decay and soften the wood up where termites may gain access or begin to feed. Check to see if your sprinklers hit your home or wood on your home excessively wetting it day in and out which again will lead to rot. Also check to see if water builds up around your home, you may have a grading issue which should be resolved as quick as possible.

Do not allow items such as wood for fireplaces to pile up around your home. Old boards and anything wood will be an invitation to termites to live near your home which will soon lead to them living IN your home. Old dead trees are another problem; termites once they reside in these trees will swarm eventually and possibly make your home their next new development.

Termites are not strong flyers and therefore will be carried by the wind. The best way to protect your home is have it inspected, maybe not right away but do not wait until you begin to "find" termites" by that time you already have them. Dry wood termites are slow feeders and will not cause a problem right away for your home but over time they will become a serious issue. Subterranean termites feed much quicker and have colonies that may contain thousands of individuals.

These are just a few tips and precautions you can take, the best advice I can give though is that if you have any questions or concerns please do not hesitate to call a termite professional. If you so wish do not hesitate to call us as we provide termite control programs and inspections.

Validate Your Contractor:
To add a bit of security when dealing with contractors, you can validate your contractor's license by contacting the Contractor's State License Board at 800-321-2752 or go to their website at www.cslb.ca.gov. This website also offers a "Free Consumer Information" section for your reference. You may also obtain a "Reliability Report" by contacting the Better Business Bureau at 909-825-7280 or go to their website at www.labbb.org

Rust Removal from Driveways:
We have received several reports that "CLR" is a product that appears to be fairly effective in the removal of rust stains in your driveway. CLR's active ingredient is phosphoric acid so when using it precautions must be taken to protect your eyes with safety goggles, your hands with heavy duty rubber gloves and your feet with closed shoes. It's best to work on a small area at a time, by pouring on some CLR and brushing it with a stiff brush then rinsing it away with water.

IMPORTANT REMINDERS

Reminder For Pet Owners
Over the past few months, a growing number of homeowners have expressed their concerns regarding unattended dogs that are left to bark throughout the day and night. This activity is a violation of the rule and regulations of the Greer Ranch Community Association that states "All homeowners are entitled to the "Quiet Enjoyment" of their property and that "No Owner shall permit or allow any activity to be performed upon his Lot which will interfere with the rights of quiet enjoyment of the other occupants in the Community, or annoy them by unreasonable noise or otherwise, nor will any Owner commit or permit any nuisance of his Lot. In addition, "Each Owner shall be responsible for cleaning of any excrement or other unclean or unsanitary condition caused by his or her animal(s) anywhere within the Community".

There are a number of steps that may be taken if you encounter this problem. First, it is recommended that you talk with your neighbor/pet owner. It could very well be an oversight on their part, in that they are away each day and are not aware that the pet is barking all day long in the backyard. Second, you may send a written complaint, documenting the frequency of the violation, including dates and times to Avalon Management or the clubhouse. It is also highly recommended that you contact Animal Control at 951-674-0618. They provide a daily twenty-four hour service.

If you are a pet owner, please take the necessary steps to curtail your pet from this type of continuous activity so that all residents may enjoy the "quiet" of their own home.

Lost & Found
Please see the onsite office in Everett's Place to claim your lost and found items. All unclaimed items will be taken to a Thrift Store on the 20th of each month.

No Soliciting
Please remember Greer Ranch Community Association is a private community and has a "no soliciting" rule. Soliciting is not allowed by any homeowner or vendor.

Rules for Independent Contractors
ALL CONSTRUCTION TRAFFIC MUST USE THE EAST GATE ENTRANCE AT ALL TIMES. If you see any construction vehicles using any other gates, please report their company name and license plate number to the onsite office at Everett’s Place immediately, 894-4877. Also, please remind any independent contractors that are doing work at your home, that they may not dump debris anywhere within the community!

HOA Maintained Slopes
We have received a number of complaints from homeowners that children are playing on the slopes. Children are prohibited from being on any slopes located within Greer Ranch. Damages to any common area property, including sprinklers, walls, fences, gates, landscape, etc will be the responsibility of the individuals causing such damages.

Landscape/Window/Pool or Contractor Signs
Are Prohibited per the Greer Ranch Rules & Regulations: No sign or billboard of any kind shall be displayed to the public view on any portion of the Community.

Motorized Scooters
AB 1878 prohibits a person from operating a motorized scooter unless he or she has a valid driver’s license or instruction permit. It also prohibits a person from modifying or altering the exhaust system of the scooter and from operating a scooter without a constantly working muffler.
